With the unstable political climate and the lack of affordable housing, more people are choosing to rent rather than buy. This is great news for landlords, however this does mean there will be more competition to claim the best tenants.

Many tenants may now be looking for homes that they can rent long term, meaning they will be looking for high quality homes. These are ideal tenants as they are more likely to keep your property in good condition and provide you with a steady income for years to come.

So how do you attract these tenants? And how can you ensure they choose your property over others? Here are some tips on how to do this:

Tenants Will Judge a Book By its Cover

Your property may be stunning on the inside, but if the outside is not up to scratch, it could affect a tenant’s opinion of the property. The front of your property is the first thing a prospective tenant will see and they will form their first impressions based on this.

Simple improvements can really help with your properties outside appearance.

• Paint the door a fresh new colour
• Replace old plants with new ones – consider artificial plants as they are easier to manage!
• Take away any trash
• Ensure brickwork and paving is in good condition
• Add some homely additions – e.g. a doormat and welcome home sign

A Lick of Paint

A new coat of paint can work wonders for your property. Keep the colours neutral and cosy. Do some research into popular colour schemes if you want to step away from the white/cream colours.

Grey paint is very in now. You could paint one wall grey (feature wall) and paint the rest white for a modern effect.

When considering paint choices make sure you don’t go too bright or bold as this could put off tenants.

Flooring

Just like painting the walls, keep flooring neutral too. If you have carpets, opt for a full steam clean or if that won’t do it, invest in some new neutral carpeting. Grey or light brown colours (mocha, coffee, stone etc.) are a good option as they are less likely to show stains and marks as opposed to whites and creams.

If you have laminate flooring ensure it is well cleaned and mopped before viewings.

The Kitchen

The kitchen is one thing a tenant cannot change once they move in. Make your kitchen as appealing as possible. Give it a thorough clean and do any essential repairs such as loose hinges and missing handles.

If you are feeling creative you could paint your units a new colour to give them a new lease of life.
